Tradies in Wahroonga

Wahroonga grew after the North Shore railway opened in 1890, when city families built large houses with large gardens, and building continued through the 1920s and 1930s. Highlands, an 1891 timber house in the Arts and Crafts and Shingle styles, and Harry Seidler's Rose Seidler House, completed in 1950 on Clissold Road, mark the range. The village around Coonanbarra Road and Wahroonga Park sits beside the station; the Sydney Adventist Hospital on Fox Valley Road, Knox Grammar and Abbotsleigh are the big institutions; and Ku-ring-gai Chase National Park begins beyond the northern streets. Three quarters of dwellings are separate houses, many in weatherboard, shingle and brick under slate or terracotta, with units close to the station.

Timber is Wahroonga's distinguishing material, and timber needs looking after. Weatherboards, shingles, bargeboards, verandah posts and timber sashes hold moisture under tree cover, so paint chalks and lifts, mould greys the south side and sills soften. Slate roofs gather moss and are too brittle to walk on; terracotta grows lichen; gutters under tall gums, liquidambars and jacarandas fill fast. Long gravel and concrete drives through formal gardens stain with leaves and grow algae in shade, and sandstone paving and front walls darken. Big houses mean a lot of glass, often high and sometimes leadlight. Long service lines and interwar pipework can send rust to taps, and rebuilt homes carry BASIX tanks.

Wahroonga is split between Ku-ring-gai Council and Hornsby Shire, and the two apply different heritage and tree rules, so check your rates notice first. On the Ku-ring-gai side, the Wahroonga, Mahratta and Heydon Avenue and Woodville Avenue conservation areas cover many streets, numerous houses are individually listed, and external alterations need approval; trees from five metres tall are protected, with a Blue Gum High Forest remnant at The Glade. Hornsby applies its own controls. Pre-1970 paint on timber houses may contain lead, so no dry sanding or high pressure. Wash water stays out of stormwater, nobody pressure washes pre-1990 asbestos cement, and once a building job on a house tops $5,000 it belongs to a licensed contractor.

Post the job with the house era, the materials and any heritage listing you know of, plus photos. Independent tradies we have vetted, with existing rounds in Wahroonga and the suburbs around it, receive it; each gets in touch and gives you a written quote in their own business name, on their own ABN and insurance. All have cleared our checks: photo identification tied to an ABN, a licence checked on the NSW public register when the trade requires it, current public liability cover, recent jobs around here with referees, and acceptance of our conduct code. Homeowners pay nothing and are free to hire nobody. Long drives, soft lawns and locked gates are worth flagging.

Frequently asked questions

Whichever covers your property. Wahroonga is divided between Ku-ring-gai Council and Hornsby Shire, each with its own conservation areas and tree controls. Your rates notice or a planning certificate shows which applies.

Soft washing is the right method. High pressure drives water behind boards, lifts paint and can release lead from pre-1970 paint layers. Vetted tradies use low pressure and a cleaning solution on timber.

Only with the right access. Slate breaks underfoot, so the tradie stays off it, applying a low-pressure treatment from an elevated platform or a roof ladder with anchors. Expect broken slates to be reported rather than repaired unless a roofer is involved.

Cleaning and sealing do not alter the fabric, though low-pressure methods are essential on sandstone. Replacing, rendering or painting a heritage fence may need approval, so check with council.

Window cleaners used to large panes and high fixed glazing, with water-fed poles and, where needed, elevated platforms. Mention the height and any glass roof when posting.

Long driveways, gravel that cannot take a heavy vehicle, electric gates and tree canopies that limit elevated platforms. Mention them in the post so the quote reflects the site.
