Window cleaning

The jobs

Glass-heavy homes make this a steady category. Requests come from harbour-view houses in Point Piper, Cremorne and Clontarf with full-height glazing on two or three levels, from beach houses in Manly, Newport and Palm Beach where salt haze returns in days, from apartments in Bondi, Neutral Bay and Dee Why wanting inside cleans, and from homeowners everywhere with frameless pool fences and balustrades. Regular rounds, pre-sale and pre-tenancy cleans, post-renovation cleans to remove render and paint spots, and skylights or void glass that nobody else will touch all turn up.

Window cleaning needs no licence, so our checks are identity and ABN, public liability insurance, photos of recent local work and references, plus a conversation about how you work at height. We want to hear about water-fed pole systems and pure water for exterior glass to three or four storeys, what you do beyond pole reach, and how you meet the WHS Regulation 2017 for falls: anchor points, edge rails or a platform lift rather than a ladder leant on a gutter. We also ask how you handle tinted, coated and tempered glass, because scraper damage is the complaint we hear about most.

Homeowners here expect spotless glass with no drips on frames or sills, tracks and screens done when quoted, care around furniture and timber floors on inside work, and shoes off or covered. They expect you to tell them about a cracked pane, a failing seal or a loose balustrade panel rather than clean around it. They like regular cleaners who turn up on the same schedule and send a message beforehand. Strata jobs come with the extra expectation that you can deal with a strata manager and provide an insurance certificate without fuss.

What we check for this trade

Identity and ABN: We see photo identification and match it to an active Australian Business Number on ABN Lookup, confirming the trading name, entity type and that the ABN is current. This tells you the person quoting is who they say they are and is running a real business that can be held to account. Sole traders, partnerships and companies are all welcome; anonymous operators are not.
Licence check where the work needs one: In NSW, residential building work worth more than 5,000 dollars in labour and materials, including GST, needs a Building Commission NSW contractor licence, and plumbing, drainage, gasfitting, electrical and air conditioning work need one at any value. Most house washing, window cleaning, gardening, rubbish removal and small handyman jobs do not; water filter plumbing always does. Where a licence applies we check it on the NSW public register and confirm it covers the class of work.
Public liability insurance: Every tradie provides a current certificate of currency for public liability insurance, and we record the policy limit and expiry. A network minimum is being set. This cover is for damage or injury caused by the tradie's work; it is not a warranty on the quality of the job, which is covered by your contract and the Australian Consumer Law. We ask for the renewed certificate each year.
Work history: We ask for photos of recent jobs in these suburbs and two references we can call, or an equivalent track record for tradies new to the area with a history elsewhere. We are looking for work like the jobs homeowners post here, done to a standard, on the kinds of properties found in Vaucluse, Mosman or Avalon Beach. A new ABN with no history is not a bar, but it will be asked for more.
Conduct: Before listing, tradies agree in writing to quote in writing, to meet their obligations under the Australian Consumer Law, and to our code of conduct: turn up when you said you would, leave the site clean, no pressure selling. They also agree to the legal basics that come up in this work, such as keeping wash water out of stormwater, not disturbing asbestos and working safely at height.
Ongoing: Vetting does not stop at listing. After each match we ask the homeowner how it went: did the tradie turn up, was the quote honoured, was the work as described, was the site left tidy. We follow up complaints with the tradie, we check licences and insurance as they fall due for renewal, and tradies who fall short are removed from the network.

Frequently asked questions

No licence applies. If you operate a boom lift with a reach of eleven metres or more you need the relevant high risk work licence, and we will ask to see it. Otherwise we check ABN, insurance, work history and your height-safety approach.

Yes, if you want it. Individual owners post inside cleans and some whole-building cleans come through strata managers. For common property glass you will quote to the owners corporation and show your certificate of currency. Tell us whether you take strata work when you apply.

Most houses in these suburbs are two or three storeys, in reach of water-fed poles from the ground. Some harbour and clifftop homes have glass over drops or above roofs that need anchors or a lift. You can set the limit of what you take on; just be clear in your quote about what is included.

They are not compulsory, but they are the method most tradies use for exterior glass here because they remove salt without residue and keep feet on the ground. On the verification call we ask what you use and why, and we look at your results. Method matters more than brand.
