Property maintenance

The jobs

Property maintenance requests are the bundled, repeating jobs. Second-home owners at Whale Beach, Palm Beach and Avalon Beach post between-visit rounds: gutters, decks, pool, garden, a walk-through and a photo report. Vendors in Bellevue Hill, Mosman and Wahroonga post pre-sale presentation where the house wash, windows, gutters, garden tidy, deck and driveway all need doing in order before the photographer. Strata managers and committees for blocks in Bondi, Manly, Neutral Bay, Cremorne and Dee Why post facade washing, common window cleaning, car park and bin room pressure cleaning and annual gutter clearing. Much of it recurs.

This category suits tradies who can run a checklist across several skills or coordinate with others who do. We confirm identity and ABN, hold a public liability certificate with a limit strata managers accept, review comparable local work with references from owners or managers, and check any contractor licence you hold for items above the 5,000-dollar threshold. On the call we ask how you document a round, how you handle keys and codes, how you sequence a pre-sale list, how you get owners corporation approval before touching common property and how you apply wash water, height and asbestos rules on older blocks. Reliability over months matters more here than any single job.

Owners and managers expect a plan, a report and no surprises. For holiday homes that means a checklist agreed in writing, the same day each cycle, a short photo report and a clear line between what you fix on the spot and what you flag for approval. For pre-sale work it means hitting the photography date. For strata it means certificates of currency on file, quotes addressed to the owners corporation, residents warned before noisy work and common areas left spotless. People who manage property remember who made their life easier, and they bring the next building.

What we check for this trade

Identity and ABN: We see photo identification and match it to an active Australian Business Number on ABN Lookup, confirming the trading name, entity type and that the ABN is current. This tells you the person quoting is who they say they are and is running a real business that can be held to account. Sole traders, partnerships and companies are all welcome; anonymous operators are not.
Licence check where the work needs one: In NSW, residential building work worth more than 5,000 dollars in labour and materials, including GST, needs a Building Commission NSW contractor licence, and plumbing, drainage, gasfitting, electrical and air conditioning work need one at any value. Most house washing, window cleaning, gardening, rubbish removal and small handyman jobs do not; water filter plumbing always does. Where a licence applies we check it on the NSW public register and confirm it covers the class of work.
Public liability insurance: Every tradie provides a current certificate of currency for public liability insurance, and we record the policy limit and expiry. A network minimum is being set. This cover is for damage or injury caused by the tradie's work; it is not a warranty on the quality of the job, which is covered by your contract and the Australian Consumer Law. We ask for the renewed certificate each year.
Work history: We ask for photos of recent jobs in these suburbs and two references we can call, or an equivalent track record for tradies new to the area with a history elsewhere. We are looking for work like the jobs homeowners post here, done to a standard, on the kinds of properties found in Vaucluse, Mosman or Avalon Beach. A new ABN with no history is not a bar, but it will be asked for more.
Conduct: Before listing, tradies agree in writing to quote in writing, to meet their obligations under the Australian Consumer Law, and to our code of conduct: turn up when you said you would, leave the site clean, no pressure selling. They also agree to the legal basics that come up in this work, such as keeping wash water out of stormwater, not disturbing asbestos and working safely at height.
Ongoing: Vetting does not stop at listing. After each match we ask the homeowner how it went: did the tradie turn up, was the quote honoured, was the work as described, was the site left tidy. We follow up complaints with the tradie, we check licences and insurance as they fall due for renewal, and tradies who fall short are removed from the network.

Frequently asked questions

No. Some tradies run complete rounds themselves; others take the cleaning or garden parts while we match sealing, deck or licensed trades separately. Tell us what you cover and what you would rather hand off. Licensed items such as electrical and plumbing always go to licensed trades.

Your quote is addressed to the owners corporation and usually goes through the strata manager or the committee. You provide your certificate of currency and any licence for the file, and start only after approval is recorded. Common property includes exteriors, external windows, shared driveways and car parks. An individual owner cannot usually authorise work on it.

If the owner chooses to give them to you, that arrangement is between you and the owner and should be in writing. TPS Trade Connect does not hold keys or codes. Many owners prefer lockboxes or gate codes that can be changed.

We ask owners and managers how it went after the first match and then periodically on recurring arrangements. Good reports help you; a missed round or an unreported problem is raised with you first. Repeated failures on a maintenance contract end a place in the network, because reliability is the whole point of this category.
